Phase 1 — Design & Concept Development (Fixed Fees)

Kitchen Concept Package

Furniture & FF&E Concept Packages
Full Home FF&E Concept, Material & Millwork Package

Includes:
Conceptual direction, space planning, furniture layouts, 3D renderings (with one revision), and preliminary material, appliance, stone, and FF&E direction.

Phase 2 — Measured Drawings & Project Coordination

Designer Fee: 10% of Materials Only

No markup on labor or installation.

Includes:
Full measured cabinetry elevation package, detailed millwork drawings, vendor coordination, product cost summaries, review of vendor shop drawings, final material and finish selections, technical FF&E support, procurement assistance (materials only), and design-related site visits.
